Rural site in North Co Dublin, client brief was for 9 ‘executive style’ high end 5 bedroom houses in gated complex.

Ian Black Architect design solution was a simple cruciform shaped shallow plan with dual aspect layout designed to create a series of  courtyard external private open spaces  around the building.

Each house is located on site layout to optimise orientation  for solar gain to living spaces & outdoor  private open space  & privacy from adjacent properties.

Landscaping layout is based on privacy and screening  from the access road . The road layout and hard landscaping  is determined by traffic management  considerations  and sustainable drainage .

Communal facilities – tennis courts in public open space.
